Q. Do you buy all types of property?
A. Yes we buy all traditional residential properties throughout England. We also buy tenanted properties and land with or without planning permission.

Q. How much will it cost me?
A. We do not charge any fees. You will not pay any Agents Fees, Valuation Fees or Legal Fees whether you use our solicitors or your own.

Q. Do I have to have a HIPS?
A. Part of the terms of HIPS, is that any private sale WILL NOT require a HIPS or Home Information Pack. Your sale to us is a private sale, so selling to us means we do not require Home Information Pack, nor do you need to provide HIPS.

Q. How long does the process take?
A, This depends entirely on your requirements. We are fully flexible, we can exchange contracts within 24h if necessary and complete at a time to suit you.

Q. How much will you offer for my property?
A. Typically we will offer you between 75-85% of the open market value of your property. To obtain a genuine open market value on your property we are using independent, fully qualified RICS Chartered Surveyors.

  Below is a brief example of the figures involved when selling through an estate agent

Typically you will receive an offer at 7% below asking price -£11,200  
Estate agency fees are typically 2% of purchase price +VAT -£3,496  
Your solicitor fees with VAT -£750  
The process can often take six months during which you are still making mortgage repayments. Assuming the outstanding mortgage is £100,000 and the rate of interest is 6% this represents further costs of -£3,000  
Home Information Pack -£500  
Taking all these costs into account at the end of the sale you will actually receive   £141,054
£141,054 represents 88% of the original market price
